All properties owned by Morgan Land
Trust or any of its affiliated entities will be sold on a CONTRACT
FOR DEED. Your purchase may be canceled at seller’s
discretion if contract is not completed.
Parcels are available for sale on a
first come, first served basis. You will be required to pay
the down payment plus a document/transaction charge at the time of
purchase in order to secure the property. All
properties are offered subject to Seller's acceptance of the down
payment.
All sales carry a one
time non-refundable $200
document and transaction charge, which must be accompanied with the full
payment or down payment.
Unless otherwise
stated, once the loan is paid off, the Seller will convey ownership
to properties using a "Grant Deed"
Buyers are purchasing without escrow
or title insurance. Title insurance is solely up to the
Buyer.
AS SELLER, WE GUARANTEE THAT THERE
ARE NO LIENS ON THE PROPERTY AT THE TIME OF PURCHASE, AND THAT THE
TITLE IS MARKETABLE. By making this guarantee, we agree to provide
the buyer with a Grant Deed upon payment in full . If buyer
discovers a violation of the above guarantees, and seller is unable
to remedy such violation within a reasonable period of time, then
buyer's sole remedy shall be limited to cancellation of the sale,
and a refund of all refundable monies paid by buyer to seller. These
warranties extend only to the purchaser, and do not extend to third
parties.
Look before you buy! Inspect the property, investigate the
property and its approved uses. Be an informed buyer! Some parcels were
purchased by seller sight-unseen. Buyers must rely on their own interpretation
of property value, and not rely on any statements made by seller, broker and/or
third parties.

state requirements to make sure the property you are purchasing is
